Three Grade II listed luxury bank barn conversions situated in a truly magical setting on the edge of Exmoor National Park just two miles from the bay at Combe Martin. Magnificent walking country with the South West Coast Path just a mile up the hill.
All our cottages have been converted to a very high standard with solid oak floors, luxury limestone shower/bathrooms, fully equipped kitchens with granite surfaces, dishwashers, washing machines, comfortable king size beds and oak furniture. All three offer luxury reverse open plan living with the lounge & kitchen/diner on the first floor accessed from the rear at ground level.
Nutcombe Barn is our largest cottage with a spacious open plan living/dining room with wonderful views and its own Juliet balcony and private south facing terrace. It has three bedrooms all of which are en-suite; two king-size bedrooms and one twin which can be a Super-king creating three double en-suite bedrooms.
The first of the three double bedrooms is located on the upper floor and has a limestone en-suite shower room with massage jet system and king size bed. Down stairs there are two further large bedrooms, the first with dressing room and large en-suite, limestone shower room also with massage jet system, Antique style king size bed and French doors to terrace and courtyard garden. The second has an en-suite bathroom with overhead shower, also with French doors to the terrace and courtyard garden with zip-link single beds that can be taken as Super-King.
Adjoining Nutcombe Barn is Cider House. The open plan lounge/kitchen/diner is located on the upper floor with two bedrooms with en-suite shower/bathrooms on the lower level with direct access onto the south facing, enclosed slate terrace overlooking a cobbled and grassed courtyard. The king size bedroom has its own en-suite full size bath with overhead shower. The single bedroom has a luxury en-suite shower room with massage jet system. This room can also be set up as a small twin with the use of a full size pull our trundle bed; ideal for children.
Access can be made available by prior arrangement between Nutcombe Barn and Cider House which links the upstairs space of the two properties if required. The two properties can thus be taken together with five en-suite bedrooms sleeping 10 in total. Ideal for large family holidays, special occasions and perfect for Christmas gatherings.
Nutcombe Cottage is a detached barn conversion next door to Cider House, renovated to the same high standards. It has its own south facing enclosed garden with slate terrace overlooking the magnificent views. There is also a decking area off the lounge; perfect for alfresco dining. There are two bedrooms; one king size and one twin which can also be set up as a Super-king if required, both sharing the one limestone shower-room.
Water is supplied from our own spring through a rigorous filtration system that is regularly inspected by NDDC. We welcome up to two dogs in each cottage by arrangement. We can provide one throw for the sofa but ask that visitors bring their own if possible. We do however, request that dogs are kept off the furniture and upstairs in the living area and they cannot be left unattended in the cottage. A stair-gate is fixed at the top of the stairs in all three cottages to make this easier and to help keep children safe. We can also provide a full size wooden cot and highchair for our younger visitors. In addition to the cottages private outside spaces, visitors also have access to our dog garden and 3-acre field where you can observe the abundance of wildlife including, rabbits, the occasional badgers or deer with plenty of birds and buzzards flying overhead. A truly magnificent setting! We are lucky to live on site, so always here to answer any questions or sort out any problems that may arise or offer advice.
